Welcome to the historic Sutton House Bed and Breakfast, whether you are passing through on the nearby Toll Road, or looking for a centrally located place to enjoy everything the area has to offer; this may be the perfect place for you.
Experience the combination of restored elegance and modern convenience. You'll enjoy antique decor along with a fully remodeled private bathroom. We have four private bedrooms available, each with a private bathroom. There is a separate listing for each room.
Location
How much more perfectly located could we be to enjoy the area known as Michiana? An idyllic farm setting just off of Interstate 80/90. Close to Notre Dame (17 miles). Close to Elkhart and South Bend. Close to Amish country of Middlebury (19 miles) and Shipshewana (27 miles). And on the Michigan side, perfectly located to enjoy Michigan wine country and the "Makers Trail". Also, only 44 miles to Warren Dunes State Park on the shore of Lake Michigan, and numerous fishing lakes and rivers in between.
There are a lot of things that make this home unique, from the 3 acres of lawns and gardens, to the mix of practical updates and vintage furnishings. From the huge kitchen and dining rooms, to having a private bathroom attached to every bedroom.
It is also ideal for certain types of events. Thanks to the size of the grounds and several partial camper hookups, it is available for weddings and family reunions. Please inquire if you are interested in more than just the single room offered in this listing. There are separate listings for each room and for the entire house.
Please note that we are not interested in hosting events that would be considered disruptive to the neighborhood and that would fall outside the terms of the booking service that you use.
Let's Take a Tour
This room is the downstairs king bedroom located at the foot of the stairs. It is large with a full bathroom (no tub, walk-in shower only). It is the perfect room for someone who enjoys "Blue Boy" and "Pinky"! There are several vintage pieces including a very nice Blue Boy statue. This king room could easily hold an additional rollaway bed and/or a port-a-crib, so we list it as potentially holding 4 (2 adults and 2 children).
If you are interested in more than one room, or perhaps the entire home, there are additional listings. If you have trouble finding them, please let us know. If one individual room is already booked for a certain set of dates then, of course, the option to select the entire place will no longer show up during that timeframe. Now more about the house..
Farmhouse chic meets historical in this 19th-century home remodeled into a bed and breakfast. Most people enjoy seeing antiques - and there are plenty in this wonderful home - but no one wants to sleep on an old mattress or actually have to use an outhouse. All the important things are new! A beautiful, modern, and spacious kitchen. Bathrooms that were strategically added and updated so that every bedroom has one (so no outhouses for you!) Central air conditioning and heat, Flat screen TVs and Wifi, and most importantly, super comfortable mattresses with luxurious cotton sheets. All of that matched with enormous antique wardrobes, glass lamps on doilies, and even a working Victrola. (Oh, that's a wind-up record player to anyone under 80. What's a record player?... nevermind!) So, it's a little bit like a museum!
Drive in along the long circular drive and pull up right in front of the porch. As you enter the foyer, you get to choose to turn right into the large open kitchen or left into the dining room and the rest of the house. What is now the dining room must have been a living room at one time. It is spacious, surrounded by antique wood furniture and holds a large dining table ready for your large family gathering. Or, if it's just 2 of you, maybe you turned right into the kitchen and saw the cozy breakfast table and even the island with stools. You might choose to take your meals there.
Off of the dining room, you would quickly see the living room and fireplace anchored by a Victorian sofa and chairs and the fireplace. You won't be able to miss the antique organ in one corner and the vintage and fully functioning Victor Victrola antique phonograph in another. It even has a couple of records that are about as old as the record player. Listen to those or bring your own!

After you Book
Once your booking is complete, please be aware that we require additional steps to complete your reservation of this property. You will receive a link to our Rental Acknowledgement. This is simply how we make sure that you read enough before booking to be aware that you are staying in a true Bed and Breakfast and that there may be other guests in one or more of the other guest rooms. Once completed, you will receive a link to our Guest Portal where you will find access to additional information and will be asked to reserve certain free amenities and have the opportunity to purchase "Add ons". A short time before arrival we will also request and require a payment source to reserve a Security Deposit for your stay.
The House Rules are also available for you on the Guest Portal. The House Rules are an easy-to-read addendum to the rental agreement that outlines the information that applies to all guests. We will also send you a copy and ask that you download and share this document with all other guests.
We provide additional services offline. We call these Add Ons.
"Add ons" include both certain free amenities and items available for a fee. All can be easily arranged through our Guest Portal. This is the site that you access immediately after you sign our Rental Agreement. We will send you a link. You will be able to: 1) request optional free amenities like setting up a port-a-crib, etc., and 2) select and pay for things like: a late checkout, a supply of breakfast groceries waiting for you in the fridge in case you arrive too late to go to the store, a cleaning by our housekeeper during your stay, etc. If you have questions or can't find these on the guest portal, reach out and ask about any of these items of interest. Our guest portal is a separate system, so purchases will require a separate payment (credit card) arrangement.
We have purchased Damage Protection Coverage on your behalf. This policy covers the first $1500 worth of accidental damage. It excludes damage by unregistered pets, and linens. Please let us know right away if anything happens. You would remain responsible for anything beyond this coverage. Please note, while booking you may be offered a 'trip interruption' policy. It's not a damage policy, but may be a good purchase if you are worried about events that might lead to cancellation. We especially recommend it to all of our long-term guests because of the alternate cancellation policy for long-term stays.
Other Details
There are security cameras on the front door, but none inside - that would be creepy! We had to install the cameras, not for burglars but because we've had guest counts that exceeded what was reserved. This is not nice. Please be honest. We price based on how many are staying in the home. And we make sure it is a good value for either a retired couple of snowbirds or a big family on an adventure-filled vacation. And, even if you leave our home as clean as when you arrive, as required, the size of the group still makes a big difference in how much time and work our housekeeper has to do with laundry, etc.
And then there are pets. Please don't try to sneak any in without including them in the booking. We need to make sure they are included in your damage insurance. All pets must be crated if left alone in the house. And sorry, no cats period, too many people are allergic.
House Rules
Here is a copy of the house rules mentioned earlier:
RENTAL AGREEMENT: You will be required to sign a private rental agreement within 24 hours of booking. You will be sent a link immediately after booking.
SECURITY DEPOSIT (hold): As a software-connected (API) host we are authorized by Airbnb to handle Deposits and Add-on amenities directly. We will require credit card information immediately after booking in preparation for setting up the Security Deposit which will be in the form of a credit card preauthorization (hold) at the time of arrival.
ONLINE PRE-CHECK-IN with ID: The booking guest is required to complete an online pre-check-in process using our Guest Portal that includes uploading photo ID.
The following house rules are a subset of items covered by the rental agreement, including:
NOT A PARTY HOUSE: We care about our neighbors and so does AirBnB. They, for example, prohibit all disruptive events or parties and can ban hosts that allow them. So, we take this seriously. However, we do love to host reunions and relatively normal volume events of any kind. Please clear any get togethers ahead of time.
Any loud parties will result in forfeiture of deposit and immediate eviction. Any outdoor activities must be respectful of our neighbors. Quiet time is from 10 PM to 8 AM
PETS:
1. Dogs only (no cats).
2. 1 dog max per bedroom booked.
3. Pet addendum with full list of requirements must be signed.
4. $50 per stay per pet fee
5. All pets must be crated if left alone in the house – or if confined for any reason. Rooms are not crates; they are places to escape any way possible.
NO SMOKING: and no vaping in the house or on the patio. And if you smoke outside, do not discard butts in the yard.
CLEAN: Room must be left as tidy as when you arrived.
1. When you leave do not remake any beds in rooms that you have used.
2. You do not need to strip the beds (that’s actually harder for the housekeeper).
3. If you use the outdoor grill, please clean it thoroughly. This means all surfaces inside and out.
SECURITY CAMERAS: Please be aware that there is a security cameras OUTSIDE on the front porch. It is outside only and monitoring the entrance to our home. This camera records audio and video and is triggered by motion. We use it to dissuade prowlers, to verify the guest count and to make sure quiet time hours are adhered to. If you are concerned with privacy, do not hold private conversations in the vicinity of the camera.
This is a simplified summary and addendum to our rental agreement for whole house rentals. It is intended to be shared with other guests. Please see the rental agreement which you will have signed, for more information.
Rates & Availability
Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $25.00 taxable cancellation fee) will be refunded if the cancellation is made more than 5 days prior to the arrival date of the reservation. For cancellations made within 5 days prior to the arrival date, no refund will be issued.
About the Owner
The owner Mary Lou, lives in an apartment on the property and Mike and Krista with ERESdirect manage the Sutton House on her behalf. Mary Lou is responsible for the vision that resulted in this renovation. She will be your onsite host. You will meet her because she will be cooking breakfast for you, but she will otherwise keep her distance to respect your privacy unless you make it clear that you want to socialize!
